None of this is exotic. It’s just the stuff that’s easier to sell around than to explain.

When the cooling quits

The usual suspects are a short list: a failed run capacitor, a contactor that won’t pull in, a condenser coil packed with cottonwood and grass clippings, a clogged drain line tripping the float switch, or a refrigerant charge that’s low because it leaked out somewhere. At the thermostat they all look identical — the house is hot. They are not remotely the same repair, and they are nowhere near the same money. That gap is the entire argument for diagnosing before quoting.

When the heat quits

Georgia winters are short, which is exactly why heating faults hide. A furnace that ran fine in November has spent eight months being asked for nothing, and then gets asked for everything on the first cold night. Ignition, the flame sensor, a cracked or dirty burner, the reversing valve on a heat pump, the auxiliary strips that kick in when it’s coldest — all of it sat idle through the summer.

When it really is the system

Sometimes a unit really is finished, and stringing it along costs more than replacing it. We install new systems too — efficiently, and at a fair price. The point isn’t that replacement is always wrong. It’s that you get told which of the two you’re actually looking at.
